Valle de Los Senderos sits in a 125H (310 acre) valley just 3.5 Kms (2 miles) from downtown San Miguel de Allende in Central Mexico, an UNESCO heritage site and nominated as one of the world’s best places to live by Travel and Leisure and Conde Nast.
Originally slated as the site for a destination Film Production Village in 2004, and as a result of the global economic crisis in the ensuing years, Los Senderos morphed into a mixed-use sustainable community – with an award winning master plan coming to fruition in 2010. The Directors and international development team of Quetzalotes S.A. de C.V. have over 40 years experience developing real estate both internationally and in Mexico. The Founder and master planner of Valle de Los Senderos is Francesca Fisher, a native born New Zealander, who immigrated to Mexico in 1984 with a background in the film industry, residential real estate, hospitality and marketing. Her passion and vision is to create a world class and innovative model of sustainable mixed use that adds meaningful value to the community at large.

Inside the complex you will find over a 100 acres of protected natural areas with hiking trails, vineyards, 3 restaurants, a resort area* formed by Lake Manaia and its beach with beautiful landscaped and sculptural water gardens, and an obstacle course. There are also several venues and picturesque spaces for hire for private social, cultural or corporate events, as well as photo shoots – available for viewing by appointment. Yes, Habitas, a 60-suite 4 star eco-hotel opened in early 2023 overlooking the central valley of Los Senderos. It has a picturesque restaurant, and spaces for cultural events.
Campera currently offering in preopening stage a luxury glamping hotel with an innovative concept is soon to be inaugurated by mid 2023, nestled amongst an enchanted forest area and adjacent to the beautiful Lake Zafari. Located just a few steps to La Playa Resort and under construction a luxury Thermal Spa.
Both hotels are operated by 3rd party companies, are adult only, and can be contacted directly for reservations.
Future plans include a family camping area with opportunities to observe and interact with wildlife sanctuaries, a petting zoo, and kids’ green zones.

Currently there are still a handful of Country Lifestyle lots close by the Equestrian facilities and the eastern Eco reserve available. But hurry, these conveniently located homesites, just a short walk from the Beach Resort, upcoming Spa and Wellness Club, and on-site restaurants, won’t last long.
For those seeking expansive views over the surrounding countryside and mountains beyond, Los Halcones, is a newly opened up premium area bordering our western eco-reserve. The developers are offering a limited number of plots ranging from 2000 m2 to 5000 m2 which includes options for exceptional luxury home designs created by renowned architects.
There are 3 options for the Country Houses, ranging from 280 m2 to 380 m2. Sophisticated, with open spaces, located next to our eastern ecological reserve, a short walk from the Beach, the equestrian center, and the thermal spa. Because they are built with the innovative prefabricated system, the delivery of the finished residences will be within 6 months, following the receipt of the 40% deposit.

Pre-sales of the “Las Musas” cluster are expected to begin in the third quarter of 2023. These contemporary, modular and light filled lofts will be 1 or 2 floors, 1 to 3 br. are ideal for creatives, empty nests or those looking to escape the chaos of urban life. Yes, our community is growing, and we have completed the first phase.
Currently Residents monthly fees run at approximately 7 MXP per m2 of private land for Villas Muros and 3.5 MXP per m2on Ranchitos Senderos and Los Halcones. This may increase annually to keep up with inflation.
Currently in operation are two excellent restaurants (Comunidad by Habitas and Barrica de Fuego). In mid-September 2023, the new beachside restaurant – “La Isla” – will be open to the public by reservation.
Soon, you can access the La Playa resort again (next to the spectacular lake with water gardens) through a Daypass or an annual membership (with a discount for residents). Visitors and residents can enjoy bocce ball and other outdoor games at the Playa*, and where there is also a magical and fun-filled children’s area.
NOTE: * Currently closed for refurbishment, expected to reopen in September 16,2023.
Access to the XTR/Challenge track is available to residents and the general public with a “Los Senderos’ Friends” Membership.
A visit to The Tasting Room at the Winery on our vineyards is another wonderful way to spend your afternoon.
A luxury thermal Spa with indoor pools, treatment rooms and temazcal is slated to open in 2024, together with a gymnasium and yoga center overlooking the lakes.

Yes, we welcome well behaved dogs and cats. Valle de Los Senderos is an ideal place to enjoy walks with your dog on leash, or for maintaining a horse or pony (residents only). We also have designated areas for exercising your dog off leash.
Over the next 2 years we will be developing a variety of residential options including a senior-friendly enclave, co-housing areas, contemporary lofts, fractional luxury glamping units, apartments and studios with live/work/exhibit spaces for sale and rent.
